“That’s too good to be true!”

That’s one comment I got from Facebook after I shared my stories on how I started my business.

Well, I have to tell you this.

Marami talagang scam at manloloko. And if it’s too good to be true, you should really be careful.

BUT…not all “too good” is a scam.

Let me explain.

You see, there are things in life that it may be “too good” for you but to some people it’s nothing special. Ito’y kapani-paniwala o ordinaryo lang.

I used to watch “My Puhunan” TV show from ABS-CBN. Hosted by beautiful Karen Davila.

Not sure if the show is still alive. Anyways…

Believe it or not, you’ll be surprised how these EntrePinoys (now Millionaires and some are even Billionaires) started their business.

Sasabihin mo na “it’s too good to be true… but it’s TRUE.

Eto ang ilan sa featured stories from My Puhunan:

“A former house helper who used to get a monthly salary of P7,000 is now earning millions from her cosmetics and soap laboratory in San Pablo, Laguna.”

“Puto King, Rufo Dela Cruz turned P70 into Millions.”

“MJ Aparice, Beauty Salon Sweeper Turned Millionaire. Mula sa P10,000 na capital.”

At marami pang stories.

And these are all EntrePinoys who started their OWN business.

Maybe their stories is “too good” for you but its REAL.

Fact it, there are countless Pinoys out there who started their own business with almost nothing. But that didn’t stop them to pursue their dreams to become a wealthy EntrePinoy.

The question is…

Will you join them? Or you’d rather stay from where you are?

Wait…before I answer his question, I just want to say this…

Special sa puso ko ang mga OFWs. I love helping them. Do you know why?

Because my Dad was an OFW for 10 years.

And with his sacrifices, I and my three siblings were able to finish college.

Kaya taas ang kamay ko sa mga OFW. Mabuhay kayo!

Ok. Now let’s talk about business.

Is an apartment business a good business?

Before I give you my “Super Duper Expert” answer, I’ll need to bust the BIGGEST misconception about business and that is…

“Pag may apartment ka na, kukubra ka na lang ng kita buwan buwan.”

Naaahhh!

That’s not true. Rental apartment business is still a business and not an ATM machine.

I know because we have several apartments and old houses for rent in a key location in Pasay City.

So if you think apartment is an easy business, you’re wrong.

Like other business, you need a constant stream of customers.

In this business we call it tenants.

Truth is, you need to “work” (Yes, work), to keep your apartment full.

So that means you need to do some marketing to attract tenants in your apartment.

No tenants = No money.

Now, you can’t just get any tenant.

IMPORTANT: Not all tenants are equal. Marami sa kanila ay sakit ng ulo.

Makakarinig ka ng isang libot isang dahilan kung bakit sila ma de-delay ng bayad.

“Nagkasakit ang nanay ko e.”
“Namatay yung tiyuhin ko.”
“Na late yung padala ni mister.”
“Na hold-up yung anak ko.”

Some will suddenly disappear na parang bula.

So you have to scrutinize your potential tenants.

And after you have a tenant, you next job is…

…to keep them happy.

If they’re happy, they’ll stay in your apartment.

Making them happy could mean…

…safety and security in your properties.
…proper supply of water and electricity.
…no flooding o tulo sa bubong.

Sirang gripo. Baradong inidoro. Pundidong bumbilya.

Lahat yan, you need to fix it quickly.

In short, apartment business is like any other business.

You have to market your business and keep your customers happy.

All clear?

So is apartment business a good business?

Yes!

Most specially, if you have lots of cash to invest in buying real estate properties.

Matutulog kasi ng mahabang panahon ang pera mo sa apartment.

So keep that in mind.

That’s the generation before iPad, gadgets, candy crush, txt msg, etc.

I know it’s just a song. A simple kid’s game.

But, I’ll put deeper meaning into it.

Itong kantang ito ay kanta ng mga spoiled brats.

In our “pangong ilong” culture, it’s ok for adult children to still live in their parents’ house.

Minsan pa nga, may sarili ng pamilya pero naka-tira pa rin sa bahay ng parents nya.

We spoil our kids.

Unfortunately, there’s a drawback with this.

These Children think life is easy because…”nandyan naman si Tatay e.”

Or “Uutang na lang ako kay mommy.”

Do you get the point?

Instead of maturing early and fast these children are trying to take the easy way out.

Ang resulta?

They become irresponsible, immature, and lazy.

I have two kids, third one is coming this December, so I know the feeling.

But there has to be a clear line between “loving our kids” vs. “spoiling our kids.”

Spoiling them is like telling them “life is easy.”

Is life easy? ABSOLUTELY NOT!

We know that “Life is hard.” And preparing them in life is the best gift we can give to our Children.

Like in sports, if you train hard, the game will be easier.

And that’s what we need to do. Prepare them in life.

And that’s what many successful Chinese business people do.

Bata pa anak nila, pinagbabantay na sa tindahan.

That’s why many Chinese are good in business.

That’s why six of the top ten Billionaire in the Philippines are Chinese.

Not because they’re smarter than us.

But because they’re trained early in life.

Best thing in business is, you can still play the game even if you think you’re old or you don’t have much money.

You don’t need a degree, good looks, wealth, or influence to succeed.

It all begins with one small step towards your dream to become an Entrepreneur.

That small seed of faith. That small seed of desire.

That’s enough start-up capital to begin with.
